If you’re looking to buy a tiny home, you’re probably doing so to downsize pretty much all aspects of your life: shed material possessions, reduce your carbon footprint and generally live a more Spartan lifestyle.
And one of the most appealing things about the tiny house movement is that these smaller homes come with a much smaller price tag… except when they don’t.
In fact, some tiny homes — despite being the size of an open floorplan kitchen— demand more than you’d expect.
We searched high and wide for tiny homes that are exceptionally expensive considering their square footage.

This place looks like something two lost kids would find in a fairytale. A colorful kitchen and an overall vintage feel of this home in Topanga, Calif., are some of this house’s main selling points.
And at 700 square feet, it’s one of the larger tiny homes on this list, but you’re certainly paying for it: the home is listed at $785,000. That’s a whopping $1,121 per square foot.
Well, maybe. The listing does come with this caveat: “Broker/Agent has not verified and does not guarantee the accuracy of the square footage or lot size — buyer to verify.”

Want to live steps away from the beach? Then consider this little house in Rye, New Hampshire. But be sure to bring your wallet.
At only 600 square feet, the one-bedroom, two-bathroom little cottage is asking a rather large $525,000 — that’s $875 for every square foot.
This looks like a property flip — the listing says the home was “entirely rebuilt” back in 2016, and went on the market not much later. It originally sold for $350,000.

Ever wanted to live out the dream of “Trailer Park Boys,” only with significant more class? Check out this place in southern Palm Springs, Calif.
It’s marked “as a village of prefab homes located in in a vintage mobile home park” that comes with a “resort-style pool and spa, updated clubhouse, outdoor barbecues and lounge areas, gym and dog park.”
But the place isn’t cheap, especially considering the size and the fact that you’re, well, still living in a trailer park.
Living in one of these pre-made, two-bedroom, two-bathroom 800-square-foot units will cost you $164,000 to purchase or you can rent one for $650 a month.

This 480-square foot house in Manteca, Calif., was built in 1947. It’s been completely remodeled since then, according to the listing.
That, and those California property prices, might justify the listing price of $189,000.
The one-bedroom, one-bathroom tiny house comes with a 2,000 square foot lot (roughly 0.05 of an acre).

This one just sold, but it’s too cool to ignore. This home in La Honda, Calif., is surrounded by giant redwood trees, making this tiny 450-square-foot home look absolutely miniscule.
It’s absolutely breathtaking, and when it sold in June it fetched $475,000. It might not be the most practical place to live, but it might be one of the prettiest.

A Tiny Home on Wheels
This charming little waterfront tiny house in South Kingston, Rhode Island, appears to be on wheels — but it’s not clear if it’s just for looks or if you can move it around.
The listing mainly talks about the home’s location in a place called the Village at Potters Pond, which you’re also buying into. It's 400 square feet with two bedrooms and one bath.
The listing price of the home — a rather large $239,000 — also includes a $56,500 “partial equity” buy-in at the Village, so you own the property and the home. There’s also a yearly $7,565 “lease fee,” but that’s “expected to decrease.”

While this one-bedroom, one bathroom home was recently snatched off the market, it’s worth noting both because of its location and its price tag.
Located smack in the downtown area of San Diego, Calif., this 484-square-foot home sold for $550,000 in September. That’s a monumental increase since its last selling price, which was $190,000 in 2011.

The owners nicknamed the micro home “Little Sprout,” and it certainly stands out between its full-sized neighbors.
The price for this one is admittedly not expensive — the home and its 0.3 acres is asking $85,000 — but that still averages to $332 a square foot.

A Tiny Cabin in the Woods
Located in the woods of Lake Lure, North Carolina, this little log cabin is perfectly cozy.
At only 576 square feet, this place still comes packed with features. There’s a ship ladder leading up to a loft area big enough for two kids-sized beds, a screened in porch, mountain views, and nearly 37 acres of woodsy seclusion.
The current owners are asking $249,000 to buy this tiny retreat.

A Rentable Gingerbread Cottage
While you can’t buy this pink storybook house in Oak Bluffs, Mass., you can rent it by the month — for a pretty sizable sum.
This home has a gross living area of 882 square feet and was built way back in 1870. It’s also incredibly expensive — $2275 per week. Except for July and August: that’ll run you $2,450.
To be fair the place is rather stunning, even if it looks like somewhere Santa Clause would live if he ever wanted to set up shop in Martha’s Vineyard.

On this street in Baltimore, Maryland, they think up, not out. This tiny row home is only 865 square feet and, like most rowhomes, is pretty narrow.
It’s also pretty cool, with exposed brick walls and exposed industrial HVAC piping. It features hardwood throughout, from the floor to the new-looking cabinetry.
It’s only one bedroom and one bathroom and it’ll cost you $149,900 to purchase.

We’re not sure how big this home is, but it’s definitely the smallest on this list.
Located in the hills of El Cajon, Calif., this property is completely off the grid and totally self-sustaining.
There’s a fruit and nut orchard with over 25 trees, a private well, solar power and the little hut itself is built of ecofriendly material. The whole four-acre-shebang is listed at $214,000.

Another beachside property, this little bungalow in Rockaway Park, New York, has a hefty price tag of $379,000.
That’s probably all due to the location of course, as the coastline is a walk away.
The house itself is a tiny 313 square feet and it sits on just 815 square feet of land.

A Cottage in Seattle
This little 645-square-foot one-bed, one-bath cottage in Seattle, Wash., recently sold for a sizable sum.
In fact, it sold for more than asking after a month-and-a-half on the market. The adorable 1920s home went on the market for $444,500 in early September and then sold for $476,000 in late October.
Sounds like some buyers went to a bidding war over this tiny slice of Seattle.

A Tiny Cabin with Two Outhouses
This beautiful little cedar wood cabin is nestled in the woods of Spirit Lake, Idaho, and comes with a snowy stretch of 20 acres.
It’s completely off the grid and, as such, features two separate “his and hers outhouses” according to the listing.
The one-bed cabin itself is only 390 square feet, but the listing mentions a bunk house on the property that can fit three twin-sized beds and one queen-sized bed. There’s also a couple livestock pens and a horse paddock.
The sellers are currently asking $230,000.
